Why Three Phase Power Needs to Be Balanced in Sydney Homes and Businesses
Why does three phase power need to be balanced, and does it actually matter for your Sydney property? A three phase supply works by splitting the load across three separate conductors, and the Service and Installation Rules of NSW require that load to be kept roughly even across all three, within 25 amps of each other, so no single phase ends up carrying far more current than the others. An unbalanced supply can cause nuisance tripping, uneven voltage between phases, extra strain on the neutral conductor and, in more serious cases, premature equipment wear.
1. Why three phase power exists in the first place
A three phase supply delivers power across three separate active conductors instead of one, which lets a property run a much higher total load without any single conductor, or the network's own infrastructure, having to carry it all. The idea only works properly, though, if the load connected to the installation is spread out across those three phases in roughly equal measure, rather than being clustered onto one or two of them while the third sits comparatively idle.
2. The NSW balancing requirement
The Service and Installation Rules of NSW require that where a premises is supplied by three phase power, the load is to be balanced as far as practicable across all three phases, with the difference between the most heavily loaded and least loaded phase generally kept within 25 amps. This is a practical tolerance rather than a demand for perfect balance, since no real installation runs with identical current on every phase every moment of the day, but it sets a clear outer limit for how lopsided a board is allowed to be.
3. How a board actually ends up unbalanced
Imbalance happens in two main ways. Some boards start out unbalanced because circuits were allocated to phases without a clear plan, often in older properties where three phase was added incrementally rather than designed as a whole from day one. Far more often in a well established property, a board that was reasonably balanced drifts out of tolerance over time as single phase loads get added, an EV charger here, a new split system there, a tenant's workshop machine somewhere else, each one landing on whichever phase happened to have a spare circuit breaker slot available at the time rather than the phase that actually needed the extra load.
4. The practical problems an unbalanced supply causes
The most common symptom is nuisance tripping on the heaviest loaded phase, where a circuit breaker or safety switch trips under conditions that would be completely unremarkable on a properly balanced board. Voltage can also differ meaningfully between phases under load, which matters for any equipment that is sensitive to supply voltage, and three phase motors and machinery draw more current and run hotter when the supply feeding them is unbalanced, shortening their working life. There is also a neutral conductor consideration. On a balanced three phase circuit the neutral current largely cancels out, but as imbalance increases, the neutral has to carry more of the difference, which is one of the reasons AS/NZS 3000 pays close attention to neutral conductor sizing on multiphase circuits.
5. Why this matters more as Sydney properties add EV chargers and air conditioning
The pattern that keeps coming up on real jobs is a property that was perfectly well balanced when it was first wired, then had an EV charger, a ducted air conditioning system or a home office's worth of equipment added over subsequent years without anyone stepping back to look at the whole switchboard. Each addition made sense on its own, but the cumulative effect pushes one phase well past the others. This is exactly the kind of drift a periodic electrical safety inspection is designed to catch, and it is also worth checking at the same time as any switchboard upgrade, since a board rebuild is the easiest moment to reallocate circuits across phases properly.
6. How an electrician rebalances a board
Rebalancing starts with clamp meter readings on each phase at the switchboard, ideally taken under conditions that reflect genuine daily use rather than an unusually quiet moment. From there, circuits are reallocated across the three phases to bring the heaviest and lightest loaded phases back within the required tolerance, which on an older board can sometimes be done by physically moving circuit breakers to different phase busbars, and on others is more practical to address during a full switchboard upgrade where the board is being rebuilt anyway. New three phase connections and upgrades should be planned with balance in mind from the outset, as our guide to what changes during a three phase upgrade touches on, though a dedicated rebalancing exercise on an existing three phase supply is a more specific and more commonly needed job than people realise.
7. Commercial and industrial sites carry the same risk at a larger scale
Workshops, light industrial tenancies and commercial kitchens often add three phase machinery over time in exactly the same piecemeal way as a home adds single phase appliances, and the consequences of imbalance scale up accordingly, since commercial motors and compressors are generally larger and more sensitive to supply quality than household equipment. A warehouse or workshop that has grown its equipment list gradually, rather than through one planned fitout, is a strong candidate for a phase balance check alongside its next scheduled maintenance visit.
How High Demand Electrical helps
We are a licensed local team, not a call centre, checking phase balance as a standard part of our switchboard and safety inspection work across Sydney's West, South West and Sutherland Shire. If your board has picked up an EV charger, a ducted system or new equipment over the years without anyone checking the bigger picture, we can measure the actual current on each phase and rebalance circuits where needed, often as part of a broader electrical safety inspection rather than a separate standalone job. For commercial tenancies in Sydney's inner west dealing with new equipment tripping circuits unexpectedly, HD Inner West's guide to new machinery tripping commercial power covers a closely related scenario worth reading alongside this one.
