Duplex Electrical Connections: What Builders Need to Organise and When

Does a duplex need two separate electrical connections? In almost every case, yes, particularly once each half is going to be sold or titled separately, and getting that organised is a builder's job to plan early rather than something a Level 2 electrician can sort out in the final week before settlement. The network generally wants each duplex dwelling connected and metered independently, and the paperwork for that, plus the handover from temporary builders supply, takes real lead time that a tight settlement date does not leave much room for.

1. Why a duplex is two electrical jobs, not one

A duplex might share a driveway, a fence line and sometimes a party wall, but electrically the network treats each half as its own dwelling. Where the distributor allows more than one connection into a single installation, it does so on the basis of sound engineering practice, weighing up the size of the load, the layout of the site and how independently the two halves actually operate, not as a default. In practice, for a duplex that will end up under separate ownership, two independent connections is almost always the right and expected outcome, and builders who plan for that from the start avoid a scramble later.

2. Temporary builders supply first, permanent connections second

Almost every duplex build runs on a single temporary builders supply through the construction phase, powering tools, site amenities and the build itself before either dwelling is ready to be occupied. As each half nears completion, that single temporary supply gets split into two permanent connections, one per dwelling, with its own consumer mains, metering and, where needed, its own point of attachment. 3. The paperwork timeline that catches builders out

A network connection application, and the metering provider nomination that goes with it, both take genuine lead time, and neither is something a Level 2 electrician can compress into the final fortnight before settlement. The mistake we see most often is a builder treating the electrical connection as a finishing trade, scheduled alongside paint and floor coverings, when it actually needs to start weeks earlier, particularly if a new pole, pit or underground service run off the street is involved. Getting the application in early also gives time to fix any surprise, an undersized existing service, a distributor asking for additional works, before it threatens the handover date.

4. What each half's paperwork actually needs to show

Where an underground consumer mains run feeds either half, the accredited service provider has to supply the distributor with a sketch of the route, showing lot boundaries, the street name and suburb, start and finish points of any conduit, and the depth of cover, submitted as part of the notification of completed work. Doing this properly per dwelling, rather than treating the duplex as one address with two doors, is what lets each half be connected, metered and eventually sold as a fully independent property.

5. Torrens title sale versus keeping the duplex under one title

A duplex being built for separate torrens titles, the most common structure where each half will be sold to a different buyer, needs genuinely independent electrical supplies and metering established before subdivision certification, since a buyer's bank and conveyancer will expect the property to stand on its own utilities. A duplex the builder intends to keep under one title, renting out both halves rather than selling them separately, has slightly more flexibility, but most builders still choose separate connections anyway, since it keeps a future sale option open without reworking the electrical infrastructure later.

6. Coordinating with the metering provider and the buyer's move in date

Each permanent connection needs a metering provider nominated and a meter installed before the dwelling can draw power independently of the temporary supply, and that step needs to land before the buyer's planned move in date, not scrambled around it. A Level 2 electrician managing both halves of a duplex at once can sequence this properly, energising one dwelling ahead of the other where settlement dates differ, rather than treating both as needing to finish on exactly the same day.
