What Are the Electrical Requirements for a Self Storage Facility in Sydney?
What are the electrical requirements for a self storage facility in Sydney? A self storage facility needs switchboard capacity for dozens of motorised roller doors, perimeter and security lighting running continuously overnight, power for CCTV and boom gate access control, and often three phase power once the site has more than a handful of tenancies. Many facilities are built or converted in stages, so planning spare capacity from the first stage matters more here than in almost any other commercial fit out.
1. Switchboard capacity for motorised roller doors
A self storage facility with dozens or hundreds of individual units relies heavily on motorised roller doors, and while each door's motor is a relatively modest load on its own, the combined demand of many doors operating around the same time, particularly during busy periods like weekends, adds up quickly. Circuits need to be grouped sensibly across the switchboard rather than treated as one uniform load, and the board itself needs genuine spare capacity rather than running close to its limit from day one.
This is a similar assessment challenge to three phase power planning in a warehouse or industrial unit, where equipment spread across a large footprint needs a switchboard layout that matches the building's actual use, not just its floor area.
2. Security lighting and CCTV running around the clock
Perimeter lighting, internal corridor lighting and CCTV typically run continuously, overnight and around the clock, which makes them a different kind of load to plan for compared with daytime only circuits. These systems deserve their own dedicated, clearly labelled circuits, kept separate from circuits more likely to trip, so a fault in one part of the facility never takes security monitoring offline when it matters most. Our guide on warehouse lighting layout covers a similar continuous use lighting assessment in more detail.
3. Boom gates, access control and office amenities
Automated boom gates, keypad or card access control at the main entrance and individual building access points, and the office or reception area's general power and lighting all add to the site's overall load. None of these are large loads individually, but a self storage site often has several of them spread across a sizeable footprint, which means cable runs, voltage drop and circuit grouping all need proper planning rather than an assumption that a single small board near the office will cover the whole site.
4. Three phase power for larger sites
Once a facility combines dozens of roller door motors, continuous security lighting and CCTV, boom gates and office amenities across a full size site, a single phase supply can struggle to carry the combined load without the switchboard running constantly near its limit. Most larger self storage facilities benefit from an upgrade to three phase power, spreading the load across three separate phases and giving real headroom for a facility that may be expanded in later stages.
Some standalone or regional sites also look at whether a private power pole carrying three phase supply makes more sense than extending the existing network connection, particularly on larger blocks set back from the street, a comparison our sister site HD Power Pole covers in detail.
5. Planning for staged expansion
Many self storage facilities are built or expanded in stages as demand grows, adding new rows of units or a second building on the same site over time. Electrical infrastructure, the main switchboard, the incoming supply and the distribution layout, needs to be sized with that growth in mind from the very first stage, because retrofitting more capacity into an already operating facility is far more disruptive and expensive than building it in from the start. A power supply upgrade assessed early, before the first stage is even built, avoids this problem entirely.
6. Safety switch and RCD coverage across the site
Every circuit and socket outlet across a self storage site needs residual current device protection under AS/NZS 3000, the same baseline requirement as any other commercial premises. This matters particularly around outdoor roller door motors, exterior lighting and any power points available to tenants loading or unloading vehicles, where exposure to weather and general wear is higher than in an enclosed office space.
Why it's Level 2 ASP work
Standard circuit and switchboard work within an existing single phase supply is typical licensed electrician territory. It becomes Level 2 ASP work once a self storage site genuinely needs more supply capacity than its existing connection provides, which is common once a facility reaches a meaningful size or adds a three phase upgrade to support staged expansion. Getting this assessed before construction begins, rather than after the first stage is built, avoids a costly retrofit later.
How High Demand Electrical helps
High Demand Electrical is a licensed local team, not a call centre, servicing self storage and industrial site fit outs across Sydney's West, South West and Sutherland Shire. We will assess your actual site layout, from roller door counts through to security lighting, CCTV and office amenities, design a switchboard that has genuine spare capacity for future stages, and tell you plainly whether a switchboard upgrade or three phase connection makes sense before construction starts. If your site also needs a basement or covered car park switchboard assessed as part of the same development, we can scope that work in the same visit.
