What Are the Electrical Requirements for a Hotel or Motel in Sydney?

What are the electrical requirements for a hotel or motel in Sydney? A hotel or motel needs RCD protection across every guest room, reliable emergency lighting and exit signage throughout shared areas, switchboard capacity for dozens of rooms running air conditioning and appliances simultaneously, and often three phase power to support commercial laundry and kitchen equipment. This is a different scale of planning to a single dwelling short stay rental, and it needs to be assessed as commercial accommodation from the start.

1. RCD protection across every guest room

AS/NZS 3000 requires RCD protection for final subcircuits across commercial and non residential installations, and a hotel or motel's guest rooms, with constant turnover of guests plugging in chargers, appliances and personal equipment, need this protection applied consistently across every room, not just the rooms that happen to have been renovated most recently. Older motels built or last rewired decades ago are the most common place our technicians find gaps in this coverage.

2. Emergency lighting and exit signage in shared areas

Corridors, stairwells, car parks and any shared area guests pass through need reliable emergency lighting and clearly visible exit signage, tested and maintained on a regular schedule rather than installed once and forgotten. This matters significantly more in a hotel or motel than in most commercial buildings simply because of the number of people present overnight, often guests unfamiliar with the building's layout, which makes reliable emergency lighting a genuine safety issue rather than a box ticking exercise.

3. Switchboard capacity for simultaneous room loads

A property with twenty, forty or more rooms running air conditioning, television, charging equipment and bathroom heating all at similar times, particularly on a hot afternoon with every room occupied, represents a very different load profile to a single home. Switchboards in older motels were frequently sized for a much lower expectation of guest appliance use than is now typical, and undersized boards show up as nuisance tripping precisely during the busiest, highest occupancy periods when it is most disruptive to guests and most damaging to reviews.

Planning capacity around genuine full occupancy, not an average night, is the standard our technicians apply when assessing an existing property or designing a new one.

4. Commercial laundry and kitchen equipment

Properties running an in house commercial laundry for linen, or a kitchen serving breakfast or a restaurant, add substantial additional load on top of guest room demand. These areas need their own properly sized circuits, separated from guest room supply, so a fault in the laundry or kitchen never affects guest comfort or safety elsewhere in the building. The same equipment heavy assessment applies here as in any commercial kitchen fit out, scaled up for a property running meal service for guests rather than a standalone restaurant.

5. Three phase power for larger properties

Once guest room air conditioning, commercial laundry, kitchen equipment and shared area lighting are all combined across a full size hotel or motel, a single phase supply can struggle to carry the load without the switchboard running constantly close to its limit. Most larger properties benefit from an upgrade to three phase power, and our sister site HD Inner West covers a similar assessment for growing commercial premises in its guide to commercial three phase supply upgrades.

6. Staged upgrades for older properties

A common concern for motel owners is upgrading ageing electrical infrastructure without closing the property or large sections of it for an extended period. In most cases a staged approach, working through one wing or a set number of rooms at a time, allows the rest of the property to keep trading normally while older wiring, switchboards and safety switches are brought up to current standards progressively rather than all at once.

Why it's Level 2 ASP work

Standard circuit and switchboard work within an existing single phase supply is typical licensed electrician territory. It becomes Level 2 ASP work once a hotel or motel genuinely needs more supply capacity than its existing connection provides, which is common once three phase power or a broader power supply upgrade is needed to support full occupancy plus laundry and kitchen loads. Assessing this before a renovation or refurbishment begins avoids an expensive surprise partway through the project.

How High Demand Electrical helps

High Demand Electrical is a licensed local team, not a call centre, servicing hotels, motels and short stay accommodation properties across Sydney's West, South West and Sutherland Shire. We will assess your property room by room, confirm RCD coverage and emergency lighting are consistent throughout, and advise honestly on whether a switchboard upgrade or three phase connection is needed, with staged work planned around keeping the property trading. If you are weighing up a short stay conversion of a single property instead of running full commercial accommodation, our guide on Airbnb and short term rental compliance covers that smaller scale case, and our landlord electrical safety guide covers the baseline rental obligations that still apply to any accommodation property.
